Rockspring dispose of City office building

Forsters has advised clients of Rockspring Property Investment Managers on the sale of office building 32 Cornhill, located in the heart of the City of London, for a price of £21 million. The purchaser was a private investor.

The asset, which was acquired by clients of Rockspring in 2006, comprises eight floors of offices with retail space at ground floor level, currently occupied by TM Lewin. Vacant possession was obtained of the 12,141 sq ft of office space in 2014, ahead of a complete internal refurbishment programme to provide a remodelled entrance and common parts together with high quality, Grade A office floors.

The second, sixth, seventh and eight floors have subsequently been let to tenants including executive search firm Mansion House Recruitment, Isle of Man law firm Cains and international business services provider EQS Group.

Senior Partner, Smita Edwards, advised Rockspring on the lettings and off-market sale of the building, assisted by Owen Dutton and Anthony Goodmaker. Construction advice was provided by Head of Construction and partner, Sarah Cook assisted by Jamie Swan.
