Wycombe Works: supporting owner-occupiers at Abbey Barn
We’re proud to be advising on the delivery of Wycombe Works—a new 64,000 sq ft industrial and logistics scheme at Abbey Barn, High Wycombe, set to be ready for occupation in Q4 2026.
We acted on the conditional acquisition of employment land from Berkeley Homes (Oxford & Chiltern), which currently comprises bare land but benefits from planning consent for 15 purpose-built units ranging from 2,000 to 6,000 sq ft. The scheme has been designed specifically for owner-occupiers, responding directly to significant demand in the Thames Valley and West London markets.
As part of the acquisition, we advised on all aspects of title due diligence and negotiated the purchase documents, alongside agreements relating to the construction of a third-party access road and internal roadway, and the procurement of a substation to serve both the industrial units and adjoining community land. The transaction involved detailed consideration of the planning and construction positions relating to the vendor’s works.
We’re now instructed on the pre-sales of the units to owner-occupiers and the construction package for the development itself—supporting the creation of a rare opportunity for businesses to own their own workspace rather than lease.
