Forsters Advises Rockspring on Key Lettings in Leatherhead

Forsters has advised long-standing client Rockspring Hanover Property Unit Trust in respect of two lettings in the newly refurbished Bluebird House at Mole Business Park, Leatherhead.

The 9,300 sq. ft first floor has been let to E S Pipelines Limited at an annual rent of over £230,000 (£25 per sq. ft). The tenant is the UK's market leader in extending the national gas network to homes and communities which have previously been unable to benefit from the national network.

The lower ground floor has been let to Cara Technology Limited, a company who develop, manufacture and supply products and services for the food and drinks industry. Both tenants have taken 10 year leases.

Bluebird House serves as a key example of the full range of services that Forsters is able to offer its real estate clients:

  • Ros Cullis and Charlotte Ross of the Property Litigation team advised on the former tenant's dilapidations liability.

  • Mrinalini Rajaratnam assisted Planning partner Oliver Wright in relation to the Section 106 Agreement.
