Aethos Hotel, London
Location: Shoreditch, London
Client name: Limestone Capital
Project value: Confidential
What was the brief?
We acted for private equity firm Limestone Capital on their acquisition of the five-star luxury Nobu Hotel in Shoreditch by way of a Corporate transaction as part of its strategy to expand its presence in key European gateway cities. Following acquisition, we advised Limestone in connection with refurbishing and rebranding the property as an Aethos hotel.
We also advised Limestone Capital on the refinancing of the hotel via a quoted Eurobond listed on the Jersey Stock Exchange.
The landmark hotel comprises 164 guest bedrooms, a restaurant, fitness and wellness facilities, and over 3,000 sq ft of event space.
Located in one of East London’s most dynamic districts, the acquisition represents a strategic investment in a prime hospitality asset with strong long-term value potential.
From acquisition to completion
A collaborative effort from our Hotels group, we provided Limestone Capital with advice from our Corporate, Commercial Real Estate, Tax, Construction, Planning, Employment, Banking and Finance and Immigration teams.
This transaction forms part of Limestone Capital’s wider European investment programme across the hospitality sector, centred on acquiring well-located assets with value-add potential and enhancing their long-term performance.
The entire Hotels team are delighted to see this acquisition complete for our client. Corporate Partner Naomi Trinh and Head of Hotels Ben Brayford led on the acquisition, closely assisted by Alexandra Townsend-Wheeler, Amelia Walsh and Elizabeth Small. Banking Partner Rowena Marshall led on the financing closely assisted by Helen Bravery.
