Tribeca, St Pancras Way, King’s Cross – Trustees of St Pancras Way Block C (BA Pension Fund & GIC JV)

We continue to advise the joint venture between British Airways Pension Fund and GIC on “Tribeca”, a major 830,000 sq ft life sciences development in King’s Cross forming part of London’s emerging knowledge quarter. Phase 1 has reached practical completion and is partially let to London BioScience Innovation Centre. Several floors of the building are also operated in partnership with The Francis Crick Institute as ‘The Crick at Tribeca’, offering tenants access to The Crick ecosystem. Phase 2 is under construction, with Forsters advising on pre lets.

Forsters acted on the original acquisition of the site in 2015, advised throughout the planning process, and acted on the real estate aspects of the sale of a 75% stake by the British Airways Pension Fund to GIC in 2023. Since then, we have assisted across the full range of connected real estate aspects of the development. The scheme will ultimately comprise five buildings with life sciences and office space alongside retail, restaurants and residential accommodation adjacent to Regent’s Canal.
