Renters Rights Act 2025: update on Landlord Database

The Government have announced that they are starting the roll-out of the Landlord Database, as part of the second phase of the Renters Rights Act 2025 (“RRA”).
An annual fee of £65 per property will be payable and landlords will need to ensure that they renew the registration on an annual basis.
The database will be implemented on a regional basis, with properties in the West Midlands needing to be registered first. The registration deadline for each region is detailed in the table below.
Properties that are not let will not need to be registered at this stage, although this will change in the future as all properties will eventually need to be entered onto the database before they can be advertised to let.
Landlords will need to provide certain information when registering their properties, including the address, number of bedrooms, number of residents, amount of rent and evidence of compliance with relevant health and safety requirements (such as gas and electricity safety certificates). Certain personal information of the landlord will also be required.
Failure to register on the database will result in enforcement action being taken.
